What Buyers Should Expect
Buying a home should feel exciting, not overwhelming. Here's what to expect at every step — and what to gather along the way.

Before You Make an Offer
- Get pre-approved with your lender so you know your budget.
- Choose a buyer's agent who knows the local market.
- Decide who will hold settlement — you have the right to choose your title company.
- Ask us for an estimate of your title and settlement charges.
As Soon as Your Contract Is Ratified
- Have your agent send us the ratified contract.
- Submit your earnest money deposit per the contract.
- Schedule the home inspection and any specialty inspections.
- Lock your interest rate with your lender if you haven't already.
- Provide names of all buyers exactly as they should appear on the deed.
During the Contract Period
- Promptly return any documents the lender requests.
- Avoid opening new credit accounts or making large purchases.
- Schedule the appraisal through your lender.
- Order homeowners insurance and provide the binder to your lender.
- Review the title commitment we send and ask questions early.
A Few Days Before Closing
- Review your Closing Disclosure carefully — it must be issued at least 3 business days before closing.
- VERIFY wiring instructions BY PHONE using a number you already know. Never trust wiring instructions sent only by email.
- Send cleared funds by wire transfer only. We cannot accept cashier's checks, ACH transfers, money orders, or personal checks for funds due at closing.
- Complete your final walk-through with your agent.
- Confirm utilities will be in your name on the day of closing.
What to Bring to Closing
- A valid, unexpired government-issued photo ID for each buyer.
- Proof of homeowners insurance (the binder and paid receipt).
- Wire confirmation for funds due at closing, if applicable (closing funds must be wired — we do not accept cashier's checks, ACH, money orders, or personal checks).
- Your checkbook for any small last-minute items.
- Any documents the lender or our office has specifically requested.
