Locust Grove Title and Settlements, LLC is an independent title and settlement services provider licensed in the Commonwealth of Virginia. Title insurance policies issued through our office are underwritten by nationally recognized title insurance underwriters, including Fidelity National Title Insurance Company and Stewart Title Guaranty Company.

All title insurance policies are subject to the terms, conditions, exclusions, and exceptions set forth in the policy issued by the underwriter. Coverage is not bound until a policy is issued.

You have the right to shop for settlement services. The selection of a title company and settlement agent is the consumer's choice, and is not required to be made based on a referral from a lender, real estate agent, or any other party. Locust Grove Title and Settlements, LLC does not pay or accept any fee, kickback, or thing of value in exchange for the referral of settlement service business, in compliance with Section 8 of the Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2607.

Wire fraud and email compromise are significant risks in real estate transactions. We will never send wiring instructions or changes to wiring instructions by email alone. If you receive an email purporting to contain wire instructions — even from an address you recognize — call our office directly at 540-972-2009 using a known, trusted number to verify before transferring any funds. Locust Grove Title and Settlements, LLC is not responsible for losses resulting from wire instructions that were not verbally verified with our office.

In the course of providing settlement services, we collect non-public personal information (NPI) such as names, addresses, Social Security numbers, financial account information, and information related to your transaction. We collect this information from you, your lender, your real estate agent, and from public records.

We restrict access to NPI to employees and authorized third parties (such as underwriters, lenders, and recording offices) who need it to complete your transaction. We maintain physical, electronic, and procedural safeguards intended to protect NPI in compliance with the Gramm-Leach-Bliley Act (GLBA) and applicable Virginia law. We do not sell your personal information.

By contacting us through this website, by email, or by phone, you consent to receive communications from Locust Grove Title and Settlements, LLC electronically. Communications transmitted by email are not encrypted by default and may not be secure. Do not send sensitive personal or financial information by unencrypted email.
