- From you: name, address, email, phone number, Social Security number, date of birth, marital status, and information you provide on forms or in correspondence.
- From your transaction: property address, loan amount, lender information, sales price, and closing details provided by you, your real estate agent, or your lender.
- From public records: deeds, mortgages, judgments, liens, tax records, and other records relating to title.
- From this website: IP address, browser type, pages viewed, referring URL, and similar technical data collected automatically through cookies and standard server logs.
3. How We Use Your Information
We use your information to:
- Examine title, prepare title commitments, and issue title insurance policies;
- Conduct closings, disburse funds, and record documents;
- Communicate with you, your agent, your lender, and other parties to your transaction;
- Comply with legal, regulatory, audit, and underwriter requirements;
- Detect and prevent fraud, including wire fraud and identity theft;
- Improve our website and services.
4. How We Share Your Information
We do not sell your personal information. We share NPI only as necessary to complete your transaction or as permitted or required by law, including with:
- Title insurance underwriters (such as Fidelity National Title Insurance Company and Stewart Title Guaranty Company);
- Your lender, real estate agent, attorney, surveyor, and other parties to your transaction;
- Recording offices, taxing authorities, and government agencies;
- Service providers who assist us with closing, document delivery, payment processing, or technology, under confidentiality obligations;
- Regulators, auditors, and law enforcement when required by law, subpoena, or court order.
5. Cookies & Website Analytics
Our website uses cookies and similar technologies to operate the site, remember preferences, and understand how the site is used. You can disable cookies through your browser settings, though some features of the site may not function properly without them. We do not use cookies to collect Social Security numbers or financial account numbers.
6. How We Protect Your Information

No method of transmission or storage is completely secure. Communications transmitted by email are not encrypted by default. Do not send Social Security numbers, account numbers, or other sensitive information by unencrypted email.
7. Wire Fraud Notice
We will never send wiring instructions or changes to wiring instructions by email alone. Always call our office at 540-972-2009 using a known, trusted number to verbally verify any wire instructions before transferring funds.
8. SMS / Text Messaging Privacy
Locust Grove Title, LLC may collect your phone number when you contact us, request a quote, submit a form, schedule a closing, or otherwise communicate with us.
We may use your phone number to send SMS/text messages related to title services, real estate closings, settlement updates, document requests, appointment reminders, transaction status updates, and customer service communications.
SMS opt-in consent and phone numbers collected for SMS purposes will not be sold, rented, shared, or disclosed to third parties or affiliates for marketing purposes.
Message and data rates may apply. Message frequency may vary depending on your transaction or request. You may opt out of SMS messages at any time by replying STOP. For help, reply HELP or contact us.
9. Data Retention
We retain transaction files and related NPI for the periods required by underwriter guidelines, Virginia recordkeeping requirements, and applicable federal law. When information is no longer required, we dispose of it using methods designed to prevent unauthorized access.
10. Your Choices & Rights
You may request to review the personal information we maintain about you and ask us to correct inaccuracies. Because settlement services require collecting and sharing NPI to complete your transaction, you may not opt out of disclosures necessary to provide those services or required by law. You may opt out of non-essential marketing communications at any time by contacting our office.
11. Children's Privacy
This website is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, please contact us so we can delete it.

Our website may contain links to third-party websites. We are not responsible for the privacy practices of those sites. Please review their privacy policies before providing any information.
