Earnest Money Deposit Instructions
Locust Grove Title can collect earnest money deposits when we are designated as the escrow/title company for the transaction. To help protect buyers, sellers, and agents, all earnest money deposits must be delivered according to the ratified contract and Locust Grove Title’s escrow procedures.
Please contact our office before sending funds so we can confirm the file, deposit amount, delivery method, and deadline.
Important wire fraud notice. For your protection, do not rely on wire instructions received by email, text message, or forwarded by a third party. Wire instructions must be verified directly with Locust Grove Title using a known trusted phone number before funds are sent.
Locust Grove Title will not accept changes to wiring or funding instructions without direct verification.
How We Accept Earnest Money Deposits
1. Personal Check
Locust Grove Title may accept a personal check for earnest money deposits only if closing is more than 10 business days after we receive the check.
Checks must be received within the deadline required by the ratified contract. Please contact our office before mailing or delivering a check so we can confirm the correct file and payment instructions.
2. Closinglock Payment Request
For certain transactions, Locust Grove Title may send a secure Closinglock payment request for earnest money deposit delivery.
Closinglock provides a secure payment option and charges a $35 processing/convenience fee for this service.
Please do not submit payment through Closinglock until you have received a verified payment request directly from Locust Grove Title.
$35 Closinglock processing/convenience fee applies.
3. Wire Transfer
Locust Grove Title may accept earnest money deposits by wire transfer.
For security reasons, wire instructions are not posted publicly on our website. Wire instructions must be requested directly from our office and verified by phone using a known trusted number before funds are sent.

Payment Method We Do Not Accept — ACH Payments
Locust Grove Title does not accept ACH payments for earnest money deposits. Please do not attempt to send EMD by ACH, electronic bank transfer, Zelle, Venmo, PayPal, Cash App, or similar payment services.
