How to open an order
Send orders and closing instructions to office@locustgrovetitle.com or call 540-972-2009. If your shop uses a closing portal we already work in, just send the invite — otherwise email is the fastest path. We'll acknowledge the same business day.
What to send with a new order
- Title order and settlement instructions
- Borrower contact information and preferred closing date
- Loan estimate and any updated LE / change-in-circumstance
- Payoff authorizations (signed by borrower)
- Closing protection letter (CPL) request — we provide the agent and underwriter info
- Wiring instructions request via your secure portal
Pre-Closing Workflow
- We open title within 1 business day of receiving your order and send the title commitment within 5–7 business days.
- All title curative items, payoffs, and HOA documents are tracked in writing and shared with your processor.
- Fee quotes are issued at order opening and updated promptly when terms change.
- We coordinate with the borrower on insurance binder, ID requirements, and funds-to-close logistics.
Closing Disclosure & Balancing
- We turn around CD review and balance requests promptly — usually same day.
- Tolerance cure items are flagged before docs go out.
- Final figures are reconciled to the penny against your closing instructions before signing.
- Any borrower-paid items collected outside closing (POC) are documented clearly.
Funding & Post-Closing
- Signed packages are scanned and uploaded to your portal the same day as closing.
- Wires are sent promptly upon funding authorization, with confirmation numbers provided.
- Originals are shipped per your overnight instructions.
- Recording confirmations and final title policies follow within standard underwriter timelines.
